Initially, we carry out a rental appraisal where we can discuss the level of service best suited to your needs.

What’s included in the full management service?

This is a full and comprehensive service which is the most popular with our landlords as it relieves you of all the day-to-day hassle and would include:

  • Arranging an entry performance certificate if necessary*
  • Vetting prospective tenants through a referencing agency*
  • Ascertaining if a potential tenant has the Right to Rent under section 22 of the Immigration Act 2014
  • Arranging a Legionnaires Disease Risk Assessment*
  • Preparation of an inventory by an independent inventory clerk*
  • Drawing up the tenancy agreement and relevant notices* The agent will sign the agreement on behalf of the landlord unless otherwise instructed
  • Collection of security deposit and register with The Deposit Protection Service

 

  • Collection of rent from the tenant each month and pay the landlord the balance of the funds less any fees or expenses
  • Compiling a monthly rent statement and provide this to the landlords
  • Arranging utilities (electric, gas, water, council tax) at the commencement and end of the tenancy
  • Address routine maintenance issues and pay contractors invoices from rents received
  • Routine property inspections 3 times a year and provide the landlord with a written report
  • Check out the tenants with an inspection at the end of the tenancy* and deal with any dilapidations etc. and dispersal of the security deposit after agreement with the landlord and tenant

How do I secure a property?

Once the property has been viewed, the applicant will need to pay a holding fee to secure the property and take it off the market.

A holding fee is equivalent to 1 week’s rent. This is non-refundable should the applicant withdraw from their application or by failing referencing by providing incorrect information.

Should the applicant proceed to move into the property, the holding fee will go towards their security deposit.

What’s included in the Tenant Find Only Service?

This is broadly the same service as Rent Collection but minus the ongoing collection of rental payments and statements.

What’s included in the Tenant Find and Rent Collection Service?

For landlords who wish us to administer their rent but deal with repairs and maintenance themselves, we offer a rent collection service. We market the property following our initial visit, arrange accompanied viewings find a suitable tenant for the property, run full tenant referencing checks, organise a professional inventory and draw up all the necessary legal paperwork for sign up and move in.

We also collect and transfer the first month’s rent, deposit, and ongoing monthly rental payments, chasing any late rent payments when necessary.
